Progress tracks a booking after the sale is agreed — through the loan, the agreements, and the bank — so you always know which deals are moving and which are stuck.
It is also the step that makes a Case Declaration possible: a case is declared against a progress, so the deal has to be tracked here before anyone can be paid for it.
Starting a deal
A progress record is opened against a calculation — the affordability working you already did for that buyer. That link is what carries the purchase price forward, so the figure a commission is eventually worked out from traces back to a real calculation rather than a number someone typed twice.
A calculation that another progress already uses is refused — Confirm stays disabled until you pick a different one. One deal, one progress record.
Stages
A new progress starts empty. You add stages as the deal actually reaches them, choosing from a fixed list — so two agents tracking two deals are describing the same milestones, and the reports mean something.
- Dealing and Document Collection — the booking and the buyer's paperwork.
- Process Loan, then Sign LO — the loan application and the offer being signed.
- Sign LA and Sign SPA — the loan agreement and the sale & purchase agreement.
- Document Collection Consent, Process Consent and Collect Original Grant — state consent and title, where the property needs them.
- Bank Process and Bank Process Accomplishment — disbursement through to completion.
Not every deal passes through every stage — consent stages only apply where the title requires them. Add the ones that happen.
Status
The record as a whole carries a status: In Progress while it is live, On Hold when it is parked, Correction when something has to be redone, and Completed or Canceled at the end. Stages tell you where a deal is; status tells you whether it is still moving.
Remarks
Notes on the record capture what the stage list cannot — who is waiting on whom, why the bank sent it back. They are stamped with who wrote them and when.
What it feeds
Progress is the middle of the chain: Calculator → Progress → Case Declaration → Commission. Only a progress with a linked calculation can be declared against, so if a deal does not appear in the case-declaration picker, the calculation link is the first thing to check.
